2019 LAKEWOOD BAY PARCEL COMMITTEE MEETINGS:
Our 2019 Lakewood Bay Parcel Committee meetings will be held the first Monday of each month at the Lakewood Oaks Clubhouse as they are currently. Meetings start at 6:00pm.
SIDING PROJECT PREPARATION UPDATE:
Phase One Siding will start hopefully by the end of March with buildings 241-251, 233-235, 215-219, and 178-188.
DETACHED GARAGES: Homeowners who have a detached garage need to get together with the other garage owners in your building to pay for this project. All garages must have the new siding and gutters and gutter guards installed when your building is sided. Blue Springs Siding and Windows is in the process of measuring your garages and will give us the cost for garage. The cost are determined by the cost of the garage units that are connected divided by the number of owners who have a garage by their building. The garage color must match the color of your building. Garage owners who do not pay for their garage siding, gutters and gutter guard are subject to fines from LPOA and LPOA will have the choice to take away your lease for the ground under your garage, thereby having the right to take your garage or demolish it.
See attached Detached Garage costs and map of garages. Payment is due when your building is being sided. Payment is expected in full prior to your garage being sided. Price includes wood rot replacement, siding, gutters and gutter guards for your detached garage. If you are planning to change your carport into a garage, the work must be done prior to the scheduled garage siding. Blue Springs Siding Company does NOT frame in carports to become garages.
GUTTER GUARDS: The Lakewood Bay Parcel Board will pay for the new gutter guards for our new gutters that each building will be getting. The cost will come out of our monthly HOA fees so no owner will be charged extra for these.
CHIMNEY CAPS AND COVERS: The LBP Board Committee voted to approve a one time replacement for all chimney caps and covers for Lakewood Bay Community. Costs will be paid through our HOA fees, so there will be no additional cost to the homeowners. However, Townhome owners will be responsible to personally pay for any chimney cover and cap in the future if it needs to be replaced again.
OLD PHONE LINES AND CABLE LINES ON TOWNHOUSES: Blue Springs Siding and Windows will take down all old cable and phone wires before they put up the new siding. Owners will have to spray paint or tag old phone and cable wires that they can take down. Lines people are using will not be taken down, they will work around them.
SATELLITE DISHES: Blue Springs Siding Company will remove all Satellite dishes but they will not be remounted by Blue Springs Siding Company as we cannot put satellite dishes back on the new siding. Owners will have to have their satellite company mount their satellite dish on pole at the side of the building for end units. On inner units, the satellite dishes must be mounted on the deck or on poles behind their unit. Mounting on walls or chimneys is NOT allowed.
WALL HANGINGS: Many people have clocks, hanging plants, chimes, etc on their current exterior walls on their decks. These will have to be removed by the owners prior to siding installation. We are finding out from the Hardie Manufacturing Company and Blue Springs Siding Company how an owner could hang these things on the walls after the new siding is put on without invalidating the warranty. If an owner does not follow the guidelines for hanging these items and they crack a panel, the owner will be charged for the panel replacement. It still has not been approved yet to allow these things on the walls. We will decide after we get the information from Hardie Manufacturing regarding the warranty.
GARDENS AND TREES: Owners are responsible for their gardens six feet in front and in back of their townhouses. Owners do not own any land on the side of their units, that is LPOA owned land. With that being said, LPOA will remove trees within that 6 foot area as no trees or bushes can be touching the siding or roofs. If owners want to preserve their front and back bushes, they will have to trim them two feet from the foundation and below the siding or replant them away from the building. If an owner cannot afford to do this, LPOA will take out their bushes in front or back and charge their account. LPOA will take out bushes on the sides of buildings for free.
If you have landscaped the side of your end unit, you may keep it as long as the bushes are trimmed below the siding level. Having bushes or plants along the foundation are fine as long as they don't go above the foundation level.
If you opt to keep your gardens, LPOA and LBP will NOT be responsible to replace any plants or bushes that get damaged during the siding installation with scaffolding or workers.
TREE REMOVAL: Tree removal will be completed in Phases as your building is scheduled to be sided. Trees within 20 feet of the townhouse will be removed. There are 11 LBP Trees and 22 LPOA trees throughout the Lakewood Bay Community that need to be removed as these trees are either dying or touching the roofs or the new siding. Many of these trees have roots that may be damaging your foundation now or definitely will be in the future so they must be removed.

IF YOU PLAN ON SELLING YOUR TOWNHOME PRIOR TO THE NEW SIDING OR AFTER THE SIDING IS COMPLETE MUST DISCLOSE SPECIAL ASSESSMENT:
Please remembers that you MUST disclose on your sellers disclosure that the new buyers will have the Special Assessment and lien on their townhome until the Special Assessment is paid in full. If you have a Home Equity Loan for your siding, your mortgage company will require you to pay it off at closing. If you plan on paying your Special Assessment upfront and not have a loan or Home Equity Line of Credit, you will have nothing to worry about.
If you have a detached garage, you must Disclose that the new owner will be responsible for paying for the cost of siding, gutters and gutter guard for the garage if they buy it prior to the siding installation of your building.
We have had sellers in the past couple of weeks forget to disclose the Special Assessment on their Disclosure Sheet. This could get them sued.
Gutter Cleaning continues in Lakewood Bay. The crew has been working around the snow and rain, so please have patience and it will get done. They have 12 more buildings to gutter clean still. Hopefully, we will have some nice weather so these buildings can have their gutters cleaned soon.
COMING SOON…TRASH DUMPSTER CHANGES!!
The Lakewood Board of Directors are sure each of you are just as sick as we are, reading about Trash Dumpster problems each month! Unfortunately, the problems are getting worse and we have decided to make some changes that may be a solution for us.
We are changing to a different Trash Company that will pick up our trash on Monday, Wednesday, Thursday and Saturday of each week. This should help with the overload on the weekends by having a Saturday pickup.
The trash company does not pick up trash bags thrown over the walls of our Trash Dumpster Building. There were so many bags on the floor when the trash company lifted the individual bins out of the building to empty, they could not get them back into the Trash Building. So the trash bins were left on the parking lot.
1. A gabled roof will be put on the top of the Trash Dumpster Building this spring to help prevent people from throwing their trash over the walls.
2. COMING SOON: We will have the Trash Building locks rekeyed and every owner will have to pay $25.00 to get a Trash Building Key from the LPOA Office. There will only be one key per townhome available. If you move, you will be required to turn your Trash Dumpster Building Key back into LPOA and you will get your $25.00 returned to you. If you lose your Trash Dumpster Key, you will be required to pay an additional $25.00 or higher to receive a new key.
3. This will stop people who move from Lakewood Bay from coming back to dump their trash and renovation materials in our trash bins. Hopefully it will stop owners from lending their keys to other people to use our dumpsters.
4. When you go to get your new key, you will have to show proof of townhome ownership or a Lakewood ID. We will let you know when the new system will be implemented. It won’t be until we get the roof done and the key system going.
5. NOTE: Please tell your repair men or renovation contractors that they cannot throw their repair or renovation material or old material they are replacing into our trash bins. As part of your agreement with these repair people, you must make it clear that they have to take away their debris or you as the home owner will be fined and so will the company.

Your request will be put on our list and you will be notified when your repair will be taken care of. We will respond to your email within 24 hours.
REMINDER: DECK REPAIRS, JUNK BEHIND TOWNHOUSES:
LPOA has noted townhouse owners that have bricks, wood, and other junk behind their townhome which is not allowed in the covenants. You will be cited and fined if you do not remove these things from your townhouse. Please DO NOT put them in the trash bins, as the trash company WILL NOT take them.
LPOA has also noted some townhouse decks that need repair. Remember, townhouse owners are responsible for the cost of all deck repairs. LPOA will be sending out letters and fines to the individual owners for these violations.
Just another reminder that LBP is NOT RESPONSIBLE for repairing roof damage from townhome owners contracting with companies to set up cable or satellite dishes on their chimney or side walls or any other situation when these companies walk on the roof! If leaks occur from anyone other than LBP contracted roofers or carpenters, the townhome owners are responsible for the cost of repairs.
