YOUR BOARD MEMBERS:
The LBHA Board consists of seven volunteer members. Saturday, November 3, 2018 was the Lakewood Bay Annual Meeting for election of Board of Directors. There were no other owner members running for office except the incumbents, Rhonda Card, Carolyn Godfrey and Suzanne McKay, so they will remain on the board for another three year term. Steve Arbo, Director, resigned from the Board on 11-3-2018. Susan Arbo submitted her application with the required 10 Lakewood Bay owners signatures recommending Susan for the Board of Directors. The Lakewood Board of Directors unanimously approved the appointment of Susan Arbo to the Board for a three year term. The 2018 -2019 LBHOA Board of Directors members are: Carrie Baylard, President & Communications, Carolyn Godfrey, Secretary, Rhonda Card, Treasurer, Boone Eidson, Director & Buildings, Marty Burke, Director, Suzanne McKay, Director and Susan Arbo, Director.
When Lakewood Bay Homeowners Association Corporation dissolves on Dec. 31st, 2018, our Board of Directors will become the Lakewood Bay Parcel Committee Directors on January 1st, 2019.
SIDING PROJECT UPDATE:
The RFP Bids for doing the Lakewood Bay Siding Project are due by November 7th, 2018. LPOA will review the BIDS and choose the one they feel is most appropriate to do the work.
We are still shooting for the first building to start getting new siding on Dec. 1st, 2018 if all goes well with the weather and we have the company under contract to do the work and all financing is in place. We will keep you updated as we go along.
GUTTER CLEANING AND OTHER REPAIRS;
We received two Bids for Gutter cleaning and repairs. We have chosen Roberts Complete Restoration Company for this job. The cost of the gutter cleaning and repairs will be $4,800.00 to do all 30 buildings. They will be cleaning the gutters, testing the underground drainage pipes from the gutters and repairing any gutters that need repairs.
They will start their work this week when weather permits. They will need to get up on owners decks with their ladders to clean and repair the gutters. This company will not be climbing on the roofs. All work will be done with ladders.
We have also hired Turf Management to fix some wood rot, replace a concrete step from a set of stairs from a parking lot, fix major drainage problems on some Edgewater yards causing driveways to sink, and fix a retaining wall on Bayview. The cost of these repairs will be around $6,000.00.
Turf Management will do a leaf removal near the end of November or early December when all the leaves have fallen. They have assured us they will do a better job than last year.
TRASH DUMPSTER ROOF!
Lee’s Summit City said we can put a gabled mesh or wire roof on top of the trash dumpster building according to city code. We are in the process of getting Bids on building this roof for us. This will prevent people from throwing trash and other materials over the walls of our trash dumpster building. This should greatly help in keeping people from other neighborhoods from using our dumpster.
Last week, two ladies pulled up to our trash dumpster building in a white SUV. They proceeded to take out a step ladder, put it next to the locked trash doors and then climbed the ladder to throw their trash over the top of our trash building. Brazen, isn’t it !???

Your request will be put on our list and you will be notified when your repair will be taken care of. We will respond to your email within 24 hours.
REMINDER: DECK REPAIRS, JUNK BEHIND TOWNHOUSES:
LPOA has noted townhouse owners that have bricks, wood, and other junk behind their townhome which is not allowed in the covenants. You will be cited and fined if you do not remove these things from your townhouse. Please DO NOT put them in the trash bins, as the trash company WILL NOT take them.
LPOA has also noted some townhouse decks that need repair. Remember, townhouse owners are responsible for the cost of all deck repairs. LPOA will be sending out letters and fines to the individual owners for these violations.
Just another reminder that LBHA is NOT RESPONSIBLE for repairing roof damage from townhome owners contracting with companies to set up cable or satellite dishes on their chimney or side walls or any other situation when these companies walk on the roof! If leaks occur from anyone other than LBHA contracted roofers or carpenters, the townhome owners are responsible for the cost of repairs.
